  1. Evaluation
    First we will organize your thoughts, ideas and dreams into a project program. As part of this we will:
    1. Determine spatial requirements
    2. Establish goals and objectives.
    3. Make site observations of existing conditions
    4. Take any field measurements
    5. Work with you to prepare a preliminary budget.
    6. Perform a code analysis of site and program to determine zoning and environmental restrictions.
    7. Create preliminary sketches of a Site Plan, Floor Plan and Exterior Elevations.
  2. Plan
    Finalize a complete and accurate understanding of your intentions and project requirements. This includes:
    1. Thoroughly develop and detail schematic sketches into a complete set of design drawings
    2. Prepare an outline specification indicating proposed products and materials to be incorporated.
    3. Perform a detailed building code analysis.
    4. Finalize a project budget
    5. Prepare a project schedule of construction.
  3. Design
    With the design fully developed, all the required technical information, such as dimensions, notes, details, sections and schedules will be added to the drawings. A Project Manual of Specifications will be generated of detailed construction information for every product and material used. Both the Construction Drawings and Project Manual become the legal documents from which a contractor will prepare bids, and ultimately construct your building. The completed Construction Drawings are also what are submitted to the Municipality Building Department for application of building permit.
  4. Detailing
    We will prepare bid packages, from the legal Construction Documents and Project Manual, and distribute to Contractors to obtain multiple bids for scope of work. We will collect the bids on the scheduled due date and carefully review each one with you. We will assist you, as your representative, in any required negotiations with contractors.
  5. Construct
    An exciting time when all our collective hard work comes together and project takes shape. During construction we will make periodic scheduled site visits to review progress, and confirm that the project is being built as per the prepared Construction Documents. We will work closely with your General Contractor to resolve any unexpected issues that may arise. After project completion we will perform a walk-through with you to perform a project punch list of items that need completed or modified. Our work does not end till you are completely satisfied with your new building.
